JOB SUMMARY

The Properties Manager, Guyana is responsible for the strategic and operational management of the Company's commercial, retail, industrial and other assigned properties within Guyana. The incumbent ensures that ANSA McAL Group Real Estate assets are professionally managed, maintained and positioned to support operational excellence, long-term value creation and sustainable growth.

 
The role provides leadership across property operations, lease administration, facilities oversight, contractor management, financial performance and stakeholder engagement. The incumbent is accountable for delivering safe, efficient and customer-focused environments while protecting the Company's investment and maintaining high standards across all assigned properties.
 
The Properties Manager partners with internal and external stakeholders to support current operations and future property developments, establish best practices and continuously enhance the performance, resilience and commercial success of the company's real estate assets.

 

DUTIES & RESPONSIBILITIES

Strategic Property & Asset Management

  • Develop property management strategies and lead the strategic and operational management of all assigned properties aligned with business objectives.
  • Monitor property performance and recommend initiatives to enhance operational efficiency and asset value.
  • Conduct regular inspections and establish property standards and support acquisition, development and transition of new properties.

Property Operations

  • Provide oversight of day-to-day operations across assigned properties.
  • Establish preventative maintenance programs and monitor execution.
  • Oversee building systems, utilities, common areas, parking, landscaping, housekeeping, and security services.
  • Implementing policies and procedures to improve operational performance and ensure operational readiness and business continuity across properties.

Tenant & Lease Administration

  • Manage tenant relationships and serve as the primary operational contact; oversee lease administration including renewals, rent reviews, expiries and compliance.
  • Coordinate tenant/customer onboarding, fit-outs, handovers and operational requirements.

Financial Management

  • Prepare and manage operating and capital budgets.
  • Monitor expenditure and identify cost optimization opportunities.
  • Review financial performance and prepare management reports.
  • Support business cases for capital improvements and new developments.

Contractor & Project Management

  • Manage procurement and performance of contractors and service providers.
  • Oversee maintenance, refurbishment, and capital improvement projects.
  • Ensure projects are delivered safely, on time, within budget and to quality standards.

Health, Safety, Security & Compliance

  • Provide oversight into health, safety, security, emergency preparedness, and regulatory compliance programmes. Ensure compliance with statutory requirements, insurance obligations and Company policies.
  • Support risk assessments and business continuity planning.

Leadership & Stakeholder Management

  • Lead and develop the property management team.
  • Build effective relationships with tenants, consultants, contractors, and regulatory agencies.
  • Collaborate with Finance, Legal, Procurement and other business support.
  • Prepare executive reports and recommendations.
  • Perform other related duties aligned with the objectives of the Real Estate function.

QUALIFICATIONS & EXPERIENCE

  • Bachelor's Degree in Property Management, Facilities Management, Engineering, Construction Management, Real Estate, Business Administration or related discipline.
  • Professional certification in Property or Facilities Management would be an asset.
  • Minimum seven (7) years of progressive experience managing commercial properties, retail centers, office buildings, industrial properties or mixed-use developments.
  • Proficiency in Microsoft Office Suite; property management systems experience is an asset.
  • Demonstrated experience in lease administration, contractor management, budgeting, and capital projects.
  • Strong leadership, negotiation, communication, and stakeholder management skills.
